Paint that stays on the floor. No grinder required.

On a bare concrete floor, the top few microns decide whether a coating lasts. Laitance — the fine, weak layer of cement and fines drawn up as the slab is placed and finished — is barely attached to the concrete below, and fresh slabs stay strongly alkaline as they cure. Paint over that and it flakes away in sheets. Etch and Clean is a hydrochloric acid and cleaner blend that breaks the laitance down for scrubbing and rinsing, neutralises excess alkalinity and opens the surface texture into a key. Pour it, brush it in, rinse it off — no grinder, no site power, no dust extraction.

Laitance Breakdown Etch

Concrete places with a weak layer of cement fines at the surface, and paint applied over it peels away with that layer. The hydrochloric acid blend attacks the laitance so it can be scrubbed loose and rinsed away, leaving the coating bonded to sound slab. The same reaction opens the surface texture and gives the primer a mechanical key.

Alkalinity Neutralising Action

New concrete stays strongly alkaline as it cures, and that alkalinity can attack a coating from underneath. The acid neutralises the excess alkalinity as it etches, so the slab is not working against the paint. Leave new concrete at least four weeks before etching.

Pour And Brush In

Pour the liquid onto the floor and work it in with a stiff broom or a scrubbing machine. One application covers 20m² per 5 litres of bare concrete. Apply between 5°C and 30°C, indoors or out.

Coating Ready Substrate

One pass leaves a clean, sound floor with no colour left behind, because the liquid is clear. Check the surface after rinsing and repeat where staining or a greasy feel remains. Let the floor dry before coating, and do not use the degreaser on new or wet concrete under 21 days old or holding 6% or more residual moisture.

Description

EverFlor Etch and Clean is an acid-based etching and cleaning solution for bare concrete floors. It is a clear, ready to use liquid supplied in 5 litre packs. It is used as the preparation stage before an EverFlor floor primer and floor coating.

The acid attacks laitance — the weak layer of cement and fines that rises to the surface as concrete is placed and finished. Laitance is only loosely bound to the slab beneath it. A coating applied over it is only as strong as that layer, which is why paint over unprepared concrete lifts away in sheets. Etch and Clean breaks the laitance down so it can be scrubbed and rinsed off, and opens the surface texture of the slab as it works.

It also neutralises excess alkalinity in new concrete. Fresh slabs stay strongly alkaline as they cure, and that alkalinity works on the coating from underneath. Use it where mechanical preparation is not possible. Grinders, planers and shot blasters give the strongest key, but they need access, site power and dust control. Where the plant cannot be brought in, etching is the practical alternative. Once the floor is etched, rinsed and fully dry, follow with an EverFlor floor primer and floor paint.

Good to know

Etch and Clean is for bare concrete. Strip or mechanically remove any existing coating before etching. New concrete must be at least four weeks old before you etch it. Rinse the floor thoroughly with clean water afterwards and remove all residue and loosened material — anything left on the slab will sit under the paint. Let the concrete dry fully before priming; a floor that looks dry at the surface can still hold water. Work between 5°C and 30°C. Where grinding or shot blasting is available, that remains the stronger preparation method. This is an acid product: wear gloves and eye protection, ventilate the area, and read the safety data sheet before you start.

Application

SURFACE PREPARATION

Use Etch and Clean on bare concrete. Strip or mechanically remove any existing coating before you start. New concrete must be at least four weeks old. Sweep the floor and take off loose material and debris so the acid reaches the slab rather than sitting on dirt.

APPLICATION

The product is ready to use — do not dilute it. Pour it onto the floor and brush it in with a stiff broom or a scrubbing machine. Cover a maximum of 20m² per 5 litres and work in bays you can scrub and rinse before the acid dries. Scrub the whole bay so the etch is even. One application is normally enough; re-etch any area where a powdery film still lifts off.

RINSING AND DRYING

Flush the floor with generous amounts of clean water and remove every trace of the product. Brush and vacuum up the loosened laitance and residue — anything left behind will sit under the paint. Allow the concrete to dry right through before priming. Apply an EverFlor floor primer, then the floor coating. Clean tools and equipment with water.

CONDITIONS AND SAFETY

Apply between 5°C and 30°C, interior or exterior. Store between 5°C and 30°C; shelf life is 12 months. This is an acid product. Wear gloves and eye protection, ventilate the area, and read the safety data sheet before you begin.

How much floor will 5 litres cover?
Five litres covers 20m². That is a maximum figure, not a target to stretch — spreading it thinner than that will not etch the slab properly. Order against the measured floor area and work in bays you can scrub and rinse before the acid dries.
Can I use it on new concrete?
Yes, once the slab is at least four weeks old. Etching earlier than that interferes with the concrete while it is still curing. On new slabs the product does two jobs: it removes the surface laitance and it neutralises the excess alkalinity that would otherwise attack the coating from below.
Can I etch a floor that is already painted?
No. Etch and Clean is for bare concrete. Strip or mechanically remove any existing coating first, then etch the exposed slab. Acid applied over paint cannot reach the concrete and will do nothing useful.
Is etching as good as grinding or shot blasting?
Mechanical preparation gives the stronger key, and where a grinder, planer or shot blaster can be brought in, use it. Etch and Clean is for floors where that plant cannot be used — no access, no site power, no dust extraction, or a floor that will not take it. It removes laitance and opens the surface without any of that equipment.
What do I do after etching?
Flush the floor with plenty of clean water and remove all residue and loosened material — anything left behind sits under the paint. Brush and vacuum the slab. If a powdery film still rubs off, etch that area again. Let the concrete dry fully, then apply an EverFlor floor primer followed by the floor coating.
