You look at your house walls. They are covered in green algae, red streaks, or black lichen spots. The wall has a rough, popcorn-like texture (Tyrolean) or a fine, sandy finish (Stucco). Your first instinct is to get the pressure washer out and blast the dirt off.

This may seem fine at first, but if you pressure wash Tyrolean render, you will destroy it. Tyrolean is not a solid block of cement; it is a "honeycomb" structure thrown onto the wall. It is brittle. A high-pressure jet will snap the texture off, leaving you with bald patches that are impossible to patch invisibly.

You cannot clean these walls with force. You must clean them with chemistry. Here is the guide to Soft Washing - the safe way to restore fragile render to "new" condition without stripping the texture.

1. Identification: Is it Tyrolean?

Before you start, check the surface.

  • Tyrolean: Looks like "popcorn" or rough coral. It was applied with a hand-cranked "flicker gun." It is very open and porous.

  • Stucco / K-Rend: A smoother, sandy finish, often coloured all the way through (Monocouche).

  • Pebbledash: Large stones stuck in cement. (This is tougher, but still risky to jet wash).

The Risk: All of these renders rely on a mechanical bond. High-pressure water acts like a chisel, forcing its way behind the texture and popping it off.

2. The Solution: Soft Washing

"Soft Washing" means using low pressure (no more than a garden hose) and a chemical biocide to do the work. You are effectively sanitizing the wall, killing the root of the algae so it falls off naturally.

The Chemical: Sodium Hypochlorite

For instant results on Red Algae (Trentepohlia) and Green Algae, you need a Sodium Hypochlorite based cleaner (professional bleach).

  • Ratio: Usually diluted 1 part Chemical to 3 or 4 parts Water.

  • Safety: It is corrosive. You MUST wear goggles, gloves, and old clothes. Cover any plants below the wall with plastic sheeting, as it will kill flowers instantly.

The Chemical: DDAC (Biocide)

For a gentler, "leave-on" approach (best for slight green hazing), use a Benzalkonium Chloride (DDAC) biocide.

  • Pros: pH neutral, safer for plants.

  • Cons: Takes weeks to work. You spray it on and walk away. The weather washes the dead algae off over time.

3. The Process: Step-by-Step

If you are using the faster Hypochlorite method (recommended for heavy staining), follow this protocol.

Preparation:

  • Tape up any vents.
  • Move garden furniture.
  • Pre-wet any grass or plants nearby with fresh water (this dilutes any accidental splashes).

Application:

  • Use a low-pressure garden pump sprayer or a soft brush.
  • Spray the solution onto the dry wall. Start from the bottom and work up to avoid streaking.
  • Saturate the texture. The liquid needs to soak into the "popcorn" holes.

Wait:

  • Watch the magic happen. Within 10-20 minutes, the green algae will turn white/brown. The red streaks will fade.
  • Do not let it dry. If it dries, it stops working. Mist it with a little more product if it's a hot day.

The Rinse:

  • Do not blast it.
  • Use a garden hose or a pressure washer turned down to its lowest setting with a wide fan tip. Keep the nozzle 12 inches away.
  • Gently rinse the chemical and dead organic matter off the wall.

 

4. Dealing with Black Spot Lichen

If your render has stubborn black ink-spots that won't go away, this is Black Spot Lichen. These spots have roots that dig deep into the render. A standard wash won't shift them.

  • The Fix: You need a stronger mix (or a dedicated "Black Spot Remover" gel).

  • Spot Treat: Apply the gel neat to the spots with a paintbrush.

  • Agitate: Gently tickle the spot with a soft brush to work the chemical in.

  • Wait: Give it 30–60 minutes, then rinse.

5. Prevention: Sealing the Texture

Once the wall is clean and dry, it will be very porous. The algae will come back in 12 months if you leave it open. To stop the cycle, apply a Breathable Masonry Sealer (Impregnator).

  • This waterproofs the Tyrolean without filling in the texture

  • If the wall stays dry, algae cannot grow

  • It is the ultimate low-maintenance upgrade

Conclusion

Tyrolean render is beautiful but fragile. Treat it like an old fabric, not a concrete driveway. If you kill the spores chemically, you don't need to scrub the surface physically.
